What is the Income Lot Master Plan?

It is an analysis that evaluates all 7 plays for your lot — from changing your existing home and adding new space or units, to dividing and selling or building — using conservative cost, monthly income, and equity ranges under each play, then identifies the 1–2 best plays for your situation, so you are not guessing on a six-figure decision.

How much does it cost?

Step 1 is a free Lot & Money Fit call. The Income Lot Master Plan is $2,995 total across two paid steps. Step 2 – On-Site Options Visit is $995. Step 3 – City Check & Layout Pack is $2,000. If you choose to build with us and sign our pre-construction design-build agreement for your chosen plan, the full $2,995 you paid for planning is credited into your project.

How long does this take?

Step 2, the On-Site Options Visit, is usually ready in about 2 weeks after your site visit. We guarantee delivery within 30 days of your site visit or you get a $250 credit on your planning fee. Step 3, the City Check & Layout Pack, is usually completed in about 1–2 weeks after payment. Once we have your valuation data, we finalize your full master report within 5–10 business days.

Yes. Buildaview is a licensed local builder under CA License #1148853, with local permit experience in Downey, Norwalk, Whittier, Lakewood, and Hawthorne.

Is this a guaranteed future value or an appraisal?

No. Both paid steps of the Income Lot Master Plan use conservative, planning-grade estimates based on public market data, valuation tools, and our construction experience. The goal is to stop guessing before you risk hundreds of thousands of dollars. Final loan amounts and property value are confirmed during your formal underwriting and appraisal process.

Does the $2,995 include title work, lot split fees, or legal documents?

No. Our fee covers planning and a detailed roadmap, not government fees, legal work, title work, or construction costs. Those are separate, and we'll map out typical ranges and the order of steps so you know what to expect and who does what.
